Reservation Policy:

Booking Confirmation: All reservations are subject to availability and will be confirmed via email upon receipt of a deposit.
Deposit: A deposit equivalent to 20% of the total booking amount is required to secure your reservation. See cancellation & refund policy below.
Payment: The remaining balance of your reservation must be settled upon check-out. We accept cash and major credit cards.

Cancellation Policy:

Cancellation by Guest: The deposit is fully refundable when a cancellation is made at least 14 days prior to the scheduled arrival date. The deposit is 50% refundable when a cancellation is made at least 7 days prior to the scheduled arrival date. The deposit is non-refundable when a cancellation is made less than 7 days before arrival or in case of a no-show.
Force Majeure: We understand that unforeseen circumstances may arise. In cases of force majeure, such as natural disasters or government-imposed travel restrictions, we may waive cancellation fees at our discretion.

Check-in and Check-out:

Check-in: Check-in time is between 15:00 and 21:00. Early or late check-in may be accommodated based on availability.
Check-out: Check-out time is by 11:00. Late check-out may be accommodated based on availability but must be agreed upon in advance. Otherwise, it may be subject to an additional fee.

Property Policies:

Smoking: Smoking is strictly prohibited inside all buildings on the property.
Pets: Pets may be permitted upon prior arrangement and may be subject to an additional cleaning fee.
Noise: Please be considerate of other guests and keep noise levels to a minimum, especially during quiet hours.
Damages: Guests are responsible for any damages caused to the property or its contents during their stay and will be charged accordingly.

Liability:

Personal Belongings: We are not responsible for any loss or damage to personal belongings during your stay.
Accidents/Injuries: Guests are responsible for their own safety and well-being during their stay. The property owner and staff are not liable for any accidents, injuries, or illnesses that may occur during your visit.

General:

Changes to Terms & Conditions: We reserve the right to update or modify these Terms & Conditions at any time without prior notice. The most current version will be available on our website or provided upon request.
Jurisdiction: These Terms & Conditions are governed by the laws of Italy, and any disputes will be subject to the exclusive jurisdiction of the courts of Italy.
